Greece Golden Visa Changes 2023

While the investment threshold for the Greece Golden Visa remains one of Europe’s most competitive at €250,000 in select areas, it will rise to €500,000 in municipalities like Athens, Thessaloniki, Mykonos, and Santorini starting July 31st, 2023.

These 2023 modifications to the Greece Golden Visa are designed to prioritize local affordability. However, they’ve also prompted foreign investors to expedite their applications to capitalize on the existing €250,000 limit before the increase.

In the affected regions, the €500,000 investment must be allocated to a single property. Conversely, in areas unaffected by this change, investors can distribute their investment across multiple properties, provided the combined value meets or exceeds €250,000.

For investors who’ve made a deposit equivalent to 10% of a property’s total value in the designated areas before July 31st, 2023, they can still avail of the €250,000 scheme, provided the final contract is sealed by December 31st, 2023.

If an agreement for a chosen property falls through, investors retain the option to redirect their investment to an alternative property under the €250,000 framework, as long as the deal is finalized by December 31st, 2023.
