Valuable insights for the real estate sector from the construction of ONE, the tallest residential seafront tower in Europe

Pafilia Property Developers and its consultants shared the technical experience from the process of designing and constructing its flagship project, ONE, in a presentation organised for real estate professionals, representatives of ΕΤΕΚ, Cyprus Architects Association and CYACE as well as government stakeholders. At 37 storeys, ONE will be double the height of any other building in Limassol and an architectural masterpiece, with positive influence on the contemporary architectural design and the real estate sector in Cyprus.

During the presentation, the company and its partners -a team of renowned architects, designers, engineers and specialists- demonstrated the engineering challenges they faced in the construction cycle of the project and how they addressed them.

The presentations were followed by an on-site visit, where the participants were informed about the progress of the construction works, which started approximately 14 months ago.

Under Pafilia’s coordination, architect teams from Atkins, WKK Architects and Eraclis Papachristou Architects, engineers from Burohappold Engineering, Meinhardt, P. Papadopoulos & Associates Consulting Engineers LLC and Georgiou & Zembylas Partners Ltd and other specialists like HBA Interiors, Marinos N Panayiotides Chartered QS, Intfire Cyprus Ltd, Seamlexity, Archtube and Stefanos Ioannides Acoustics have worked together as a team.

Mr. Eraclis Papachristou, speaking on behalf of the Architect’s team, said: “It is only reasonable to assume that the construction of the tallest building in Cyprus would involve a multitude of Architectural Design challenges on all levels. At the initial stage of design of ONE, issues such as the urban context of the building, the architectural definition of the façade, the geometrical complexity and the selection of resilient, long lasting materials as well as the appropriate bioclimatic design approach were all given high priority. Of equal importance issues such as Fire Safety and Acoustic performance both in terms of interiors and in relation to the environment have been successfully addressed. The pursuit of functionality touches on all design issues in their collective totality”.

Speaking on the progress of the construction works, on behalf of the supervising Civil Engineers, Mr. Panicos Papadopoulos mentioned: “The construction of ΟΝΕ is entering a new phase with the construction of piles, the dewatering works and excavation of basements, the construction of perimeter retaining walls, the construction of piled raft foundation and waterproofing membrane and the construction of basements having been completed successfully. At the next stage, construction of the tower's superstructure is expected to begin (utilizing a jump-form system), as well as other building and electromechanical works.”
